3-star hotel with approximately 45 rooms operating as a tourist unit, located in a quiet area of Albufeira's historic center, 300 meters from Túnel/Peneco beach.

The multi-storey building is vacant and available for sale on the open market. The uses permitted by the PDM in this location are: Housing, Commercial, Services and Equipment, Restaurants and Drinks.

This building has a license for hotel operation. The building will be sold free and clear, without encumbrances or charges, without employees, but fully equipped and furnished.

Distributed over the various floors we have: A swimming pool on the terrace with two toilets, a technical room and an elevator machine room. On other floors there are two rooms (bar and lounge), two changing rooms, two toilets for staff, laundry or linen room, storage room, technical room for the water pumping system, reception, two rooms for administrative support, three toilets, two dining rooms, kitchen/cupboard and service corridor. There is a plate rack for transporting food or drinks between the bar and the pool on the terrace. The floors of the suites have an identical topology, with a stairwell, elevator access and a small service support area. The building has small balconies and some communal terraces. Road access is easy and direct to Avenida 25 de Abril (the main axis of the historic center), which connects to the EN125 and through it to the A22 (Via do Infante), ensuring good connections with the rest of the municipality and the entire Algarve region. In short, the surrounding area is a central, dynamic and highly tourist-oriented historic urban location, with a wide range of shops and support services, where hotel use is fully integrated. For parking, there is the possibility of negotiating spaces in a basement of a neighboring building, or using the public parking area located nearby. In view of the urban planning parameters in force in Albufeira, the property is not viable for extending the existing building. However, it is possible to carry out improvement works while maintaining the hotel use, or transformation works for another use compatible with the PDM. It should be noted that the PDM does not allow for new hotel construction in the historic center of Albufeira, nor is there room for new hotel licenses. This will be a unique opportunity.
